Course 105: Reserve Fund Fundamentals The Condominium Act requires that all condominium corporations in Ontario (regardless of type of occupancy, residential or commercial) maintain one or more reserve funds and obtain a reserve fund study every three years. The condominium corporation’s reserve fund is used to pay for the major repair and replacement of Common Elements and Assets of the condominium corporation.
The Act defines how the studies are to be completed, how the reserve funds are to be used, how funds can be invested, and it states that the contribution plan adopted by the board must be followed until the study is updated.
This course teaches the basics of reserve funds and reserve fund studies. Speakers:
Nancy Longueira, P.Eng. Nancy Longueira, P.Eng., is a Professional Engineer with a background in Building Science at Morrison Hershfield now Stantec. Nancy is Vice President – Building Science East where she leads the operations of our Toronto, Ottawa and Atlanta Building Science departments. She is also the Practice Lead for Facility Assessments where she collaborates with key personnel in offices across Canada and the US to develop and maintain standards and protocols for services such as reserve fund studies and condition assessments. Nancy has worked on hundreds of reserve fund studies over her 30-year career. Educating directors and condominium owners remains one of her favourite parts of the job. She has been volunteering with CCI-T Education Committee for over 10 years.
Sophia Rojenko P.Eng. Sophia graduated from Ryerson University’s Civil Engineering program in the Spring of 2017. Sophia started working at Synergy Partners subsequently, where she is now a Project Manager with the Advisory team. Sophia is a Professional Engineer. During her time at Synergy Partners, Sophia has participated in preparing dozens of reserve fund studies and helping resolve performance audits. She has experience in understanding Declarations, Shared Facilities agreements, and condominium legislation and regulations. Through her time working at Synergy Partners, Sophia has grown a passion for the condominium industry. Sophia’s focus is on condominium director education, which led her to become a member of CCI-T. Sophia sits on the CCI-T Board of Directors and serves on various CCI-T committees.
